What actually causes a roof to leak

The tiles or slates themselves are rarely the real problem. In our experience across Wisbech, King's Lynn and Peterborough it is almost always one of these:

• Cracked or perished lead flashing around a chimney, valley or bay window
• A breathable membrane that has torn or sagged behind the tiles
• Slipped or missing tiles where a nail has rusted through, letting water track sideways
• A valley gutter blocked with moss, silt or a bird's nest, forcing water back under the tiles
• Movement in old battens on a Victorian or Georgian roof, opening gaps that were never there originally

Chasing the wrong one wastes money. That is the value of a proper inspection: we find the actual point of entry, not just the room underneath where the stain shows up.

What happens on the day

For a booked repair, we arrive with the materials already agreed from the inspection, so there is no second visit to source parts. Access is set up, whether that is a tower, roof ladder or scaffold depending on the job, the repair is carried out, and the area is checked once finished to confirm it is properly weathertight before we leave. Any offcuts, old tiles or debris are cleared from site, we do not leave a job half tidied.

How we fix it

Small repairs, a handful of slipped tiles, a section of lead soaker, a patched membrane, are usually done same day, often without scaffolding if a tower or roof ladder gets us there safely. Larger repairs, a full valley re-lead, a section of new battens and membrane, or a run of tile replacement, get scaffolded properly and priced as a fixed job before we start, never day-rate guesswork that grows once you are committed.

Repair or replace

A roof with isolated damage and sound structure underneath almost always just needs repairing. If the felt underneath the tiles has failed across large areas, or the timber is rotten in more than one place, a repair becomes a false economy and we will say so plainly, with the reasons photographed. Keeping a repair from happening again

A well executed repair should be the end of the problem, not a temporary fix that reappears next winter. That means using the correct fixing method for the material, a lead tingle on slate rather than a nail through the face, proper lapping when a membrane is patched, and matching tile or slate profile so the repaired area sheds water the same way the rest of the roof does. Corners cut at this stage are exactly how the same call-out happens again twelve months later.

We also look at what caused the original damage, not just the hole it left. A slipped tile caused by a corroded nail on a twenty year old roof is a symptom of the whole batch of fixings ageing, and pointing that out now, rather than waiting for the fifth call-out over five years, is the kind of honesty that keeps customers calling us back for the next job rather than shopping around.

Every repair leaves you with photographs of the finished work as well as the damage found, so you have a complete record showing what was wrong and what was done about it.
