Why commercial flat roofs fail

The same principles apply as on any flat roof, fall, drainage and detailing, but at commercial scale the consequences of getting it wrong are bigger: pooling water across a larger area puts more weight on the structure, and a single failed upstand around a rooflight or plant penetration can mean water tracking a long way before it shows up as a stain inside. Regular inspection catches these early, before they become an emergency shutdown.

Roof penetrations are usually where problems start

Commercial roofs carry far more through the roof surface than a typical house, ventilation ductwork, plant units, pipework, cable runs and rooflights, and every one of these is a place the membrane has to be dressed and sealed around correctly. Each additional penetration is another potential failure point, which is why a large commercial roof with a lot of plant on it needs inspecting more frequently than a simple flat roof of the same size with none.

Planned maintenance versus reactive callouts

A scheduled inspection programme, checking the roof at set intervals rather than waiting for a leak to appear, catches failing upstands, blocked outlets and early membrane wear while they are still a small job. For a business, the cost of a planned half day inspection is consistently lower than the cost of an emergency callout, a shutdown, and the water damage that has already happened by the time a leak becomes visible inside the building.

Safe working on larger roofs

Commercial roofs are often accessed differently to a domestic pitched roof, sometimes via a fixed access ladder, a hatch, or scaffold depending on the building, and always need proper edge protection given the larger, flatter areas usually involved.
