A new roof is not a job to price from a photo or a phone call. The real cost depends on the pitch, the size, the material, the access and what is found once the old covering comes off, so every roof replacement we quote starts with Luke on site, not a number plucked out of the air.
Signs your roof needs full replacement, not a repair
- Sagging visible along the ridge line or between rafters when viewed from the road
- Widespread cracked, slipped or missing tiles across more than one slope

One or two of these on their own often still means a repair. Several together, especially rot in the timbers, usually means the roof has reached the end of its life and a repair would just be delaying the same money spent twice.
Choosing the time of year
A re-roof can be carried out at any time of year, scaffolding and sheeting protect the property while the roof is open, but summer and early autumn give the longest windows of dry weather to work in, which usually means a smoother, faster job. Winter re-roofs happen too, they just need more careful weather planning day to day. If your roof is showing clear signs of failure, waiting for a particular season is rarely worth the risk of further damage.

What happens to the old materials
Old tiles or slates, battens and felt are stripped and removed from site as the job progresses, and skip or waste clearance is agreed and included as part of the fixed price, not added as a surprise once the job is finished. Reusable slates or tiles in good condition are set aside and reused where the material allows it, rather than automatically replaced.
Building regulations and warranty
A full re-roof falls under building regulations for matters like insulation at ceiling level and safe access, and we work to those requirements as standard rather than treat them as optional extras. You are given the paperwork confirming the work carried out, useful for your own records and for any future sale of the property.
Neighbours and access
Scaffolding for a full re-roof sometimes needs to stand on or overhang a neighbour's land, particularly on terraced or closely built properties, and where that applies we will tell you what needs agreeing before the job starts rather than let it become an awkward conversation once scaffold is already up. What a full re-roof involves
Scaffolding goes up first, always. The existing tiles or slates come off and are inspected, reusable ones are kept where the material and condition allow it. Old battens come off, the roof timbers are checked and any rot is cut out and replaced. A new breathable membrane goes down, new battens are fixed at the correct gauge, and the roof covering goes back on with new lead flashing, valleys and ridge detail throughout, including a dry ridge system rather than the old mortar bedding that cracks within a few years.

No. If your roof has isolated damage and sound timbers underneath, we will say so and repair it instead, in writing, with photographs. A full re-roof only gets recommended when the evidence supports it.
Does my roof need to be emptied of the loft contents?
Usually not for the roof covering itself, but if any timber replacement is needed near the loft hatch or eaves, moving stored items away from that area helps and we will tell you exactly where before work starts.
