How much is actually wrong
A single slipped tile or a short section of loose flashing is a small job. Damage that's been left to run, so that water has soaked into the timbers or spread across several courses of tiles, means more has to come off and be replaced, and that's what moves a job from £200 to £800 or more.
Where the repair is
A repair low down on a single-storey extension roof is quick to reach with a ladder or tower. A repair high on a steep two-storey roof, near a chimney, or over a conservatory that can't take weight, needs more careful access and takes longer to carry out safely.
Whether the cause has been found

Flat roof repairs
Flat roof repairs, whether felt, EPDM or GRP, are usually priced within the same small or larger repair bands above, depending on the size of the damaged area and whether the deck underneath has been affected by standing water. A localised split or blister in felt is a small repair. A section that's let water track under the covering and into the deck below is a larger one. Is a flat roof leak covered by insurance?
Sudden damage, such as a storm-torn covering, is usually a matter for your insurer. A flat roof that's simply reached the end of its felt or EPDM lifespan and started to fail from age isn't sudden damage, and insurers generally treat that as wear and tear rather than an insurable event. How a repair is actually diagnosed
A proper repair starts with finding the real cause, not just patching the visible symptom. That usually means a look in the loft first, tracing any staining or damp timber back toward its source, followed by a look at the roof itself from a ladder or scaffold to confirm exactly where water is getting in. Skipping this step and simply resealing or replacing whatever's visible from the ground is how the same leak so often comes straight back within a season. What's included in the price
A repair price should cover the materials matched to what's already on the roof, the labour to carry out the fix properly, and access, whether that's a ladder for a low, simple job or a tower or short scaffold for anything higher or more awkward. It should also include making good anything the leak has already damaged nearby, such as a section of felt or a batten, rather than just the immediately visible fault. If a quote seems unusually cheap for a larger repair, it's worth asking exactly what's included before agreeing to it.
When a repair isn't the right answer
A repair only makes sense while the roof covering as a whole still has useful life left in it. Signs it's time to talk about a full replacement instead of another repair:
- You've had two or more separate repairs in the last two or three years

- There's a sagging section as well as the leak or missing tiles
