Fascias, soffits and roofline replacement

Fascias and soffits, along with the bargeboard, are the timber, or these days uPVC, trim that finishes the edge of your roof, and they take more weather punishment than almost anything else on the house. Once the old painted timber ones start to rot, water gets behind them and starts working on the roof timbers underneath, which is why we treat roofline as roofing, not just cosmetic guttering work.

What each part does

• Fascia, the board fixed to the end of the rafters, carries the gutter and takes the brunt of the weather
• Soffit, the underside board that closes the gap beneath the eaves while allowing the roof to ventilate
• Bargeboard, the sloped trim along a gable end

When any of these rot, usually the fascia first because it holds the gutter, the whole roofline starts to sag, the gutter falls out of line, and water starts finding its way behind the brickwork rather than into the gutter.

Why the soffit matters more than people realise

The soffit closes the underside of the eaves, but it is not meant to seal it completely, most soffit boards include ventilation, either continuous strip vents or circular vents, allowing air to flow into the roof space. Without that airflow, moisture builds up in the loft and condenses on the timbers and insulation, encouraging rot from the inside out over time. When we replace a roofline, we make sure the ventilation is correct for the roof, not just replaced like for like if the original was ever inadequate.

Why we fit uPVC, not repaint timber

Old painted softwood fascias need repainting every few years and rot eventually regardless of maintenance. We replace with uPVC roofline, which usually lasts 20 to 30 years, never needs painting, and does not rot. It is a genuine once-and-done fix rather than an ongoing maintenance job.

Signs your roofline needs replacing

• Peeling or bubbling paint on the fascia boards
• Visible sagging along the gutter line
• Soft or spongy timber when pressed, a sure sign of rot underneath the paint

• Birds or wasps getting into gaps at the soffit

Colour and finish

uPVC roofline is available in white, and in woodgrain finishes like rosewood, black ash and grey, which let a period property keep the look of stained timber without the ongoing maintenance. We match the finish to the property, since a bright white fascia on a Victorian property with dark timber windows rarely looks right, and we will talk through the options before anything is ordered rather than default to one colour.

What happens on installation day

The old fascia, soffit and, where included, guttering come off first, exposing the rafter feet and eaves so any rot can be assessed properly rather than guessed at from the ground. New uPVC boards are fixed at the correct falls and lines, trims and end caps fitted to a clean, weathertight finish, and any new guttering fixed and tested for flow before we leave. Most residential properties are completed within a single day.

Where rafter feet themselves have started to rot, not just the fascia bolted to them, we replace the affected timber before fitting new boards, since fixing new uPVC to rotten timber underneath simply hides the problem behind a fresh finish rather than solving it.

What we check while access is up

With scaffolding or a tower already in place along the eaves, we take the chance to look at the roof covering nearest the edge too, tiles at the eaves course and the top of the guttering itself, since problems in this zone are often connected and cheaper to fix together than to return for separately.

What finished roofline should look like

A properly finished roofline runs in a dead straight line along the whole property, with clean mitred corners and no visible gaps at joints. If your existing roofline has visible sags or wavy lines when viewed along its length, that is usually settled rot or failed brackets underneath, not just a cosmetic issue, and it is worth having looked at even before anything is visibly leaking.
