Fascias, soffits and roofline in Norwich

Norwich's Victorian terraces carry a lot of original roofline timber, fascias, soffits and bargeboards, that has been up there for well over a century in some cases, repainted many times over the decades but never actually replaced. Timber does not last forever regardless of how well it is maintained, and a huge amount of the roofline work we do in the city is exactly this, original timber that has finally reached the point where rot has gone past what another coat of paint can fix.

How to tell rot from surface weathering

Peeling paint alone does not mean the timber underneath has failed. Soft or crumbling wood when pressed, dark staining that spreads rather than staying in one patch, or a fascia that has visibly begun to sag away from the roofline are the signs that point to genuine rot rather than a paint job simply due for renewal. We check by hand, not just by eye, because timber can look sound from the ground and still be soft underneath.

Why old roofline timber causes condensation problems too

Victorian houses were built long before loft ventilation was a design consideration, and original solid soffits, even sound ones, can trap moist air in the loft space with nowhere to escape. Modern soffit systems build in ventilation as standard, and replacing old solid soffits with ventilated ones often resolves a condensation problem in the loft that homeowners assumed was unrelated to the roofline at all.

Cast iron guttering alongside new fascias

A lot of the original cast iron guttering on Norwich's Victorian terraces is still doing its job, and replacing the fascia behind it does not automatically mean replacing sound guttering too. Where the cast iron is in good condition, we refit it onto the new fascia rather than defaulting to uPVC, which keeps the period appearance of the street intact for anyone who cares about that, and it usually costs less than a full new guttering system regardless.
