Roof ventilation is what keeps a loft dry. Warm, moist air rises out of the house into the roof space, and if it has no way out it condenses on the cold underside of the felt, exactly where a leak would show. Left alone, that moisture soaks the insulation, grows black mould across the felt and rots the timbers. We fit and repair roof ventilation across Wisbech, Norwich and East Anglia, and we only fit the ventilation your roof actually needs.

Condensation or a leak?

Getting this right first saves you money, because the fix is completely different. Condensation spreads across a wide area of the felt, is worse in cold weather, and shows as fine droplets or a damp sheen. A leak traces back to one point, often a chimney, valley or roof window. What we fit

  • Soffit vents, so fresh air is drawn in at the eaves
  • Over fascia vents, where the soffit cannot take a vent
  • Tile vents, set into the roof slope to let moist air out
  • Ridge vents, so air flows up and out along the top of the roof

A roof needs air in at the eaves and out at the top. Vents at one end only do half the job, so we balance intake and outlet rather than adding vents at random.

What we repair

Most ventilation problems we find are not missing vents. They are vents that have stopped working:

  • Loft insulation pushed right up against the soffit, sealing off the eaves. We pull it back so air can flow in at the eaves again
  • Tile vents displaced or broken by wind, refitted or replaced
  • Bathroom or kitchen extractor fans ducted into the loft instead of outside, one of the most common causes we find
  • Spray foam sprayed onto the rafters, which stops the whole roof breathing. See our spray foam removal page

Ventilation is cheapest to put right when the scaffold is already up. On a fascia and soffit replacement we make sure soffit ventilation is correct as standard, and on a roof replacement we fit breathable membrane and make sure the roof is ventilated properly from day one.

Questions

Straight answers before you book

Why is there condensation in my loft?

Almost always because warm, moist air from the house is getting into the loft and has nowhere to go. Blocked soffits, missing ridge or tile vents and extractor fans venting into the loft are the causes we find again and again. Our condensation in the loft guide explains each one.

Is black mould on the felt a leak?

Rarely. Black mould across the underside of the felt is the clearest sign of a long-running condensation problem that has built up over more than one season. We check for a leak at the same time so you know for certain.

Does more loft insulation cause condensation?

Not on its own. Insulation packed right up to the soffit blocks the vents at the eaves, and that is what causes the problem. Fitted with a clear air gap at the eaves, it should not.

Can you add vents without replacing the roof?

Yes. Tile vents, soffit vents and over fascia vents can all be fitted to an existing roof. We price exactly what your roof needs after the free inspection.
