Not every flat roof repair means starting again from the deck up. Localised issues, a blistered patch, a split seam, a failed upstand or a perished edge trim, can very often be repaired properly and cost effectively, and we will always assess a flat roof on that basis first rather than default to recommending full replacement.

- Split seams on felt roofs, where the joints between sheets have separated
- Failed upstands where the membrane meets a wall or parapet, letting water in behind it

How we repair each material
Felt roofs are repaired by cutting out and replacing the affected section and properly lapping the new felt into the existing membrane. EPDM rubber is repaired using compatible rubber patches and adhesive, matched to the existing membrane. GRP is repaired by grinding back the damaged area and reapplying resin and matting, feathered into the sound surrounding material so the repair cures as a continuous surface, not a patch sitting on top.
Whichever material, the repair only holds if the surface either side of it is properly prepared first, cleaned, dried and, for GRP, ground back to a sound key for the new resin to bond to. Skipping that step is the most common reason a flat roof patch fails again within a season.
When repair is not enough
If blistering or splitting has occurred across a wide area, or if we find the deck underneath has rotted from standing water over a long period, patching individual spots becomes a losing game and full replacement is the honest recommendation. We will show you the extent with photographs so the decision is based on evidence, not just our opinion.
Pooling water specifically
Water sitting on a flat roof for more than 48 hours after rain is a sign the fall was never built in correctly, or has settled unevenly over time. This is fixable, usually with tapered insulation or firring pieces to restore the correct fall, and it is worth fixing since standing water is what shortens a flat roof's life more than almost anything else.
